Flexspace Watford is a Business Center comprising mainly office units (by number) with additional industrial and workshop accommodation over basement, ground, first and part second floors.

The center comprises two principal buildings: Park House I, which provides 65 offices and 17 workshop units, and Park House II, which provides 22 industrial units. The property totals approximately 124,761 sq ft Settable Area / 124,761 sq ft gia/nia.

Park House I is of concrete frame construction with brick / glazed elevations and provides a range of accommodation including storage and studio units at basement level, office suites at ground, first and second floors and workshop units to the rear. It also contains the reception area for the whole Business Center. Internally the offices are fitted out with carpeted floors, painted plaster walls and suspended ceilings. Workshop units have concrete screed floors, painted internal block work walls with electric strip lighting and low level access doors.

Park House II provides an amalgamation of industrial units including 3 main rectangular warehouses, two of brick construction and a third more modern steel framed extension. To the front is a two story office building of brick construction under a flat felt roof, known as Innovation House. Internal specification of the accommodation is similar to that of Park House I, with the added benefit of large rear loading doors and eaves of 6.8m to the industrial element.
